Preparing Your Credit Before a Home Purchase: A Practical Plan
Preparing your credit before a home purchase takes a plan. There is no guaranteed 30-day fix, point increase or mortgage-rate improvement. A lender evaluates your income, debts, down payment, property and credit history together.
Start by reviewing your credit reports
Check that accounts, balances and payment records are accurate. If something is wrong, follow the credit bureau’s dispute process and keep supporting documents. Correcting an error does not guarantee a particular score increase or a mortgage approval.
Build a payment and balance plan
- Pay bills on time and arrange reminders or automatic minimum payments where appropriate.
- Reduce credit-card balances within your budget. FCAC recommends trying to use less than 30% of available credit; this is guidance, not an approval threshold.
- Avoid taking on new debt simply to create a different credit mix.
- Discuss account changes with your mortgage professional before applying or closing.
Read the Financial Consumer Agency of Canada’s credit-improvement guidance for the factors that can affect your score. Models and reporting timelines vary.
Plan mortgage shopping separately from other credit applications
Ask whether a credit check is hard or soft and why it is needed. FCAC recommends gathering mortgage quotes within a two-week period. Avoid unnecessary applications for other credit while arranging a mortgage, and tell your lender about changes to debts or income.
Questions to ask before relying on a credit change
- Which credit report and score will this lender use?
- Which issue is preventing approval: credit history, income, debts, down payment or the property?
- When will a paid balance or corrected record appear, and what evidence is needed?
- Will the lender check my file again before funding?
- What are the full fees, interest costs and risks of each option?
Do not assume a broker can change bureau records within days or that a specific score guarantees a rate. Obtain the lender’s actual requirements and written terms.
Prepare for the full purchase
Keep savings for closing costs and emergencies alongside your credit plan. See our Ontario mortgage credit-score guide for the difference between insurer criteria and lender approval, and our Ontario buyer checklist for purchase steps.
Can I improve my score before buying?
Responsible payment habits and accurate reporting can help over time. The amount and timing of any change depend on your file and the scoring model. A mortgage professional can help you identify realistic next steps without promising a score or approval.
